What to consider when planning a home renovation or house extension.

Using Trade Central gives you two big advantages – the first is that we have our own in-house builder designer (the more modern term for draughtsman), who can consult with you, draw up council-ready plans, and manage the process through to a Building Permit. He can also quote on the job for you.

Secondly, once your plans are approved by the Council, one of our project managers will take charge of the entire project (at no charge to you). They will control the flow of our staff so that the job stays on time and on budget, through to completion.

A house extension can be a daunting process if you want to manage it yourself. Getting separate quotes from each of the different tradespeople involved, negotiating with Council…the list goes on and it’s not for the faint-hearted.

The answer will most likely depend upon the zoning of your property (high density residential, low density residential) and the amount of remaining land that will exist after the extension has been completed. The best way of determining the answer to this question is to consult with the Tasman District Council or the Nelson City Council, depending on where your property is.

The rules around ensuring that buildings are structurally sound and watertight mean you must use a Licensed Building Practitioner (LBP) to construct or manage/supervise the building work.

Yes, at the time of writing we have eight builders and two of them are LBPs. This ratio is about normal for companies with larger building teams. The balance of our builders are either trade qualified or are building apprentices.

The answer will depend on the nature of the rooms that are being created, and whether they will be formed within the existing house envelope (such as a basement extension) or whether you are planning to increase the house footprint. If for example, you are wanting to extend to create another bathroom, the plumbing costs will mean the cost is greater than if you are simply creating another bedroom. There is no charge to have one of our Quoting Managers give you an approximate cost once they have visited the site and heard what you would like to create.

At the moment our lead-in time to start a larger job is about 4-5 weeks.

It does depend on the nature of the job and could potentially be from six weeks to three months. Fortunately we have a big enough team to be able to devote much of our resources to keeping the project moving and finished for you as quickly as possible so you can enjoy the benefits of your enlarged home in the shortest possible time after giving us the go-ahead.
